The general conditions mentioned constitute an integral part of the tourist rental contract between you and Calpestabili S.L.U.

RENTAL MODALITIES

Calpestabil offers 2 different types of rental system:

– Vacation rental (weekly, biweekly or monthly).

– Long Term Rental (maximum 5 months from November to March of each).

 

VACATION RENTAL

– The minimum stay required is one week.

– The maximum stay will be 45 days.

– The required deposit will be € 300, in which the company reserves the right to discount the proportional part, for damages caused in the apartment or inconvenience caused to other clients.

Expenses included in the vacation rental:

– Water

– Air conditioner

– Lightz

– Heating

– Community

– Gas

– Indoor house cleaning every 8 days.

– Change of sheets and towels once every 8 days.

– Kit Basic mask and hand sanitizer service.

– Kit Basic service kit of shower gel and bath shampoo.

 

SEASONAL RENTAL

There is the possibility of long term rental in the period from November to March of each year.

– The maximum stay will be 5 months.

– The required deposit will be € 300.

Expenses included:

– Cleaning service and change of sheets once a month.

– Garbage collection service cost.

– Community expense.

– Water expenditure.

The electricity and gas costs are borne by the tenant. They must be paid directly to the owner before the date of departure and termination of the lease.

 

PARKING

The use of the parking or garage space is not included in the price in both modalities. It must be reserved separately. The rental price of the garage space for the Vistabella e Calpe building is € 15 / day (+ VAT).

In the Bahía Blanca building (Altea) the garage space is not included in the rental price. The rental price of the garage space for the Bahía Blanc building (Altea) is € 12 / day (+ VAT).

 

CONTRACTING AND PAYMENT CONDITIONS

The minimum stay required is one week.

In all the apartments a maximum occupancy of 4 people will be allowed (4 adults or 2 adults and 2 children).

If the client leaves the apartment for particular reasons before completing his stay, he will not be entitled to any refund.

To confirm the reservation, the client must pay 30% of the total stay. This amount must be paid by bank transfer, within a period not exceeding 7 days after confirmation. The rest of the payment will be paid upon delivery of the keys in cash or by credit card (VISA / MASTERCARD).

In case of making a bank transfer as payment, the client must send a fax or an email with a copy of the deposit. If the transfer is not received within the stipulated 7 days, the company reserves the right to cancel the pre-reservation without prior notice.

Animals are not permitted. If one is found after arrival, without having informed the company, the stay will end automatically, without any refund of the money paid.

The company is not responsible for the luggage and personal effects of the client, or for possible damage or theft in their vehicle, which may be caused in our parking lot and / or inside the apartments.

The maximum authorized occupancy of 4 people cannot be exceeded. Failure to comply with this rule will terminate your contract with us without the right to any compensation.

The payment of the € 300 deposit must be paid in cash.

The use of portable heating or air conditioning is not allowed, only those available in the apartment.

All clients must respect the security and legal regulations established by the competent authorities in reference to COVID-19.

What is not contemplated in these conditions will be applied according to Decree 19/1997 of the Valencian Government, which approves the Regime of Prices and Reservations in Tourist Accommodation and Decree 30/1993 of the Valencian Government that approves the Regulation of Tourist Apartments.

 

KEY COLLECTION AND DEPARTURES

Key collection for the Bahía Blanca apartments will be done directly at the apartment’s address: Edificio Bahía Blanca, Cap Negret nº14 – 03590 Altea (Alicante), Monday to Friday from 1:00 p.m. at 9:00 p.m. For key collection outside these hours, weekends or holidays, please contact us.

The collection of keys for the Vistabella apartments will be done directly at the address of the apartment: Edificio Vistabella, Calle Grecia nº4 – 03710 Calpe ( Alicante) or in the Central Office, situated in Edificio Hernando II, Avenida de Europa nº14, Bajo, 03710 Calpe, Telephone number: 627652436

The collection and delivery of keys will be done every day from 1:00 p.m. at 9:00 p.m. For key collection outside these hours, weekends or holidays, please contact us.

The client must notify us via email at least one day in advance of the arrival time and a contact mobile phone number.

In order to correctly check-in, the client must call us at least one hour before arrival time.

Departure time (Check-out): it is mandatory to leave the apartment free between 08:00 and 10:00 in the morning.

To check-in after 9:00 p.m. or check-out before 8:00 a.m., you must contact the owner Company to agree on the conditions and the corresponding extra cost.

At the time of entry (Check-in), all the procedures will be carried out to check the health and the possible anti-COVID-19 documentation (PCR) for all customers and occupants.

 

CANCELLATION OF THE CONTRACT BY THE CLIENT

In case of cancellation of the reservation, the following costs will be charged:

– Cancellation more than 60 days before arrival: full refund of the reservation payment.

– Cancellation between 60 days and 30 days before arrival: 50% of the delivery on account.

– Cancellation less than 30 days before arrival: 100% of the delivery on account.

There will be no PAYMENTS if the client voluntarily withdraws from the services before completing his stay.

In case of cancellation due to COVID-19 (legal impossibility of movements), the entire amount of the reservation will be returned to the client.

 

MODIFICATIONS BY THE COMPANY

In the event that, due to unforeseen causes to the company, the contracted accommodation could not be occupied, the company will make available to the client another accommodation of equal or superior characteristics without reimbursement by any of the parties.

 

BAIL

As a rule of compliance, when handing over the keys, the client must pay the estimated amount depending on the rental regime requested, as a deposit to cover possible damages caused during the stay. This deposit will be delivered on the arrival date. In the case of apartments, returned extremely dirty, the company reserves the right to deduct the proportional part of the deposit as an extra cleaning expense. Likewise, the deposit will not be returned in case of leaving garbage bags in the house.

 

DATA PROTECTION

In compliance with the provisions of Organic Law 15/1999, of December 13, Protection of Personal Data (LOPD) we inform you that by completing the reservation process, your personal data will be incorporated into the files of the company, in order to be able to provide and offer our services. Likewise, we inform you of the possibility of exercising the rights of access, rectification, cancellation and opposition of your personal data, being responsible for the company’s own file, whose address appears in point 1 of this document.
